What You Provide as an Operator

Under this framework, landlords are Operators. This is a hands-on role. You are not a passive investor waiting for income to arrive. You are actively managing your property within framework guidelines.

  • Property management: Day-to-day operations, maintenance decisions, and property upkeep are your responsibility
  • Tenant relationships: Queries, issues, and behavioural management are handled by you directly
  • Maintenance and repairs: You arrange and pay for all maintenance and repair works

Not Property Management

We do not manage your property. We do not handle maintenance, tenant issues, or day-to-day operations. Those responsibilities remain with you as the Operator.

Not a Passive Investment

This framework requires active involvement from you. If you want someone else to manage everything while you collect income, this is not the right arrangement.

Not Income Regardless of Occupancy

Your income depends on maintaining occupancy. Void risk remains with you. If rooms are empty, you receive no income for those rooms.

Working With HMO Landlords

We work with landlords who are already comfortable with HMO management or are willing to learn. Our model suits those who want to access higher yields through government-backed payments while retaining operational control of their properties.

We are selective about the properties we accept into the framework. Each property is assessed for suitability before any agreement is reached. Not every property qualifies, and we are transparent about the requirements from the outset.
